Design Principles

Through the independent and plastic molding of the new building, a relationship is possible with the surrounding urban space. Businesses and office buildings arranged on the ground floor and first floors allow usage of the full depth of the property.  Additionally public transit will also be accessible. The flats along the Sechshauserstrasse will be partly glazed with soundproof sreens. The main orientation is facing south with a quiet, grenn area courtyard. Along Ullmannstraße the construction volume is reduced in proportion to the surrounding residential buildings. Through generous openings and breakthroughs in the development, the court-side apartments contribute to charming landscape and scenic views. The protected courtyard area resembles a private park and offers valuable recreational areas in the densely populated residential neighbourhood. In addition to this common area each flat receives an individual south side balconies. On the first floor, also an additional common area with fitness and wellness facilities is proposed in addition to the outdoor office zone. The flats provide a wide range of various units such as a multi-generation flat, single flat and in the attic of special types, such as duplex and studio flats. The implementation of the construction task is carried out by reinforced concrete structures and full thermal protection systems.
